What are the major components of technical analysis report at the time of possession of property?
A technical analysis report at the time of possession is a critical document that assesses the quality and readiness of a property before it is handed over to the owner, the main contents of our analysis report is based on the following inputs:
1. Visual inspection of the Property with Simple Devices
a. Measure areas room wise and compute carpet area b. Visual inspection of Paint works and Flooring. c. Inspect for tile hollowness/adhesion of tiles. d. Inspect leakages from WC, Washbasin and shower fitting. e. Check for water pressure in taps and showers. f. Inspect for any blocks in plumbing pipes. g. RCD test for Switch/Sockets. h. Doors – Inspect for Paint/Polish or finish Quality. Inspect for smooth operations (hinges/door closers/locks/knobs/stopper). i. Wardrobes – Inspect for quality, shutters finish, and locks. j. Inspection of all Exterior Doors and Windows (Aluminum/UPVC) k. Inspect the working condition of all electronic items l. Air Conditioner m. Hob and Chimney, RO, Refrigerator and Microwave n. Main door digital lock
2. Technical Review through advanced detection instruments
a. Check the moisture content in walls and door frames. b. Check the sound levels of the inside area. c. Check the thermal imaging (for seepage, air leaks, imperfections)
3. Review of Property Readiness by connecting with Project teams
a. Status of Project STP and WTP b. Status of Tower Lifts c. Status of Basements d. Status of Generators for power backup.
This review is conducted on behalf of the owner. with an authorization letter to enable us to visit property.
